I am a mortgage underwriter and PMI is for conentional loans only. FHA loans have MIP. This is not new. No, mortgage insurance is not required on a conventional loan when 20% is down. If less than 20% PMI is required. The 3% loan he speaks of is now 3.5% now in todays market is an FHA loan. Most folks that do not speak on that type of loan is not approved to do FHA loans. Not too many companies do 2nd liens any more. The lender is the best loan to do because the fees are less.

Mmmmm, that doesn't make sence. I work for Bank of America, and the normal customer is required to put down 20% to not pay PMI. You don't need to pay PMI, unless you have less than 20% equity in your home. Please talk to me if you have any other questions

to the all mortgage paying ppl out there. even if you have a good deal with your current lender it is always good to shop around to see if other recognised lender can give you better deal. even if you pay some penalty, remortgaging your property to a better deal can save some some monthly outgoing. sometime they can even incorporate other debt with your mortgage. so it is always better to shop around but make sure you go to recognised lenders.

There are borrowers who "cashed out" $200-$300K in the last 6 years to supplement their income and now they just walked away from their house. There are people should never buy the home in the first place with their $10/hr salary. We all forgot how foreign banks lost billions in our mortgage industry. I estimated at least $1 Trillion is lost by the foreign banks.

It makes 5m risk free, but it could have made much more with some risk in the long run (according to this model) if it would keep its loans. The irony is that if banks starts to behave this way the banks who operates more traditional (not sell their loans) would be stuck with all the downside if (when) the housing market tanks. So a bank has every incentive to get rid of housing loans and make short term profits and thus further increase the incentive to make rotten loans.

i think it is because they are getting cash (lots of it) every time they try this model...then they can replicate it again and gain more cash in one short period of time rather than over the course of 10 years even if it would have been more. someone correct me if i am wrong.

K110, if you are referring to the bank that 1st made your loan when you ask about the "small commercial bank", by selling its loans it is deferring the risk to the purchaser of these loans. Remember in this vid and a previous one that the small commercial bank receives a fee for acquiring the loan (I think 5000 is used) it would receive 5M (5000X1000) on virtually no risk (which has all been deferred with the sale of the mortgages). Therefore the bank makes a basically risk-free 5m profit.

The commercial bank (white) does this to be able to make a loan and get fees. However, once they make the loan they no longer have as much in their deposits to make more loans to others. The commercial banks gets that money back (principal) by selling the rights to the loans cash stream (monthly payments) to an Investment Bank (green). The investment bank then sells those same rights to individual investors (blue). They pocket in this example $100 million just for being an intermediary.

Sorry no one knows how well the CRA loans performed on an individual basis. The study the treasury department put out about that said that in bundled securities they thought that CRA loans performed just as well as the other loans in the bundle because they had no way to tell otherwise. In my opinion with the threat of government action and litigation every time you refuse a loan you'll just start handing them out all the time.

CRA loans default at a lower rate than others. Over half of the people that received sub-prime mortgages qualified for prime rate mortgages. There was strong pressure by lenders to to get people into the sub-prime mortgages. The people taking out ARM mortgages never intended to pay them off or even live in the house. They were skeezy people with money to burn who intended to buy property and flip it as soon as the value of the home rose through market value that was ballooning unrealistically.

What I don't understand is people who received these loans are not automatically refinanced by law as they were clearly mislead and defrauded by those selling a product dressed up as a loan to buy a house they could one day own when in fact they could never own the property they bought with one of these loans? why are the people who defrauded the public not held accountable for their actions ?

I believe that the SPE still maintains ownership of the loan rights because the officers collectively still hold more than 51% of the stock authorized. This is why today we are seeing investment banks that are losing tons of cash through these deals that were top-heavy a few years ago in the housing market. Investors obviously have gone through huge dividend cuts so everyone really loses.

I would like to ask a question when a regular bank gives out $1 billion worth of loans it uses fractional reserve banking rules to bring new money into existence - right? is it that when an investment bank buys these mortgages and sells them further - then existing money (i.e. savings) gets used. Now, not only the default make the problem worst, the asset(house) value went down, eg. 20% of 1b defaulted = 200m worth of asset, the owner r not able to make payment, the bank took their asset and put in on auction, guess what, if the asset value now drop to just 50%, the bank can only recover 100m, ie, it loses not only the interest of 200mx10%, 20m per yr, also the capital is reduced by 100m.

Not if there is a legal foreclosure on record, they can and will and it's all within the law. They may not literally throw it in the street, but they certainly can remove your property out of the premises, secure it and arrest you if you try to re-enter as you become a trespasser once the evicition warrant has been posted and served. Although squatting may sound like the right thing to do as an activist movement, it's not very practical, especially here in Georgia. They'll just get the sheriff to throw your things in the street, as once the foreclosure has gone through, they have the legal right to do so. Go to your county courthouse and make sure the chain of ownerhsip of your original mortgage is recorded. If it's been assigned to MERS, you'll have to contact them to get that information.

On top of that, add in thousands of companies that have basically been turned into debt bombs by private equity groups(leverage buyout kings). Employers what to employee people who are focused in particular fields. Only do a MBA if it is required by the employer. ACCA is a brilliant course. I wish I could do a CFA but its tooooo hard. The pass rate for CFA worldwide is about 40 percent. If I had a CFA I could make 100k a year.
